2021Mechanical

Make the 95-year-old, 360 SF detached garage (~60 ft. From the main home) more functional by sheathing the walls in 7/16 OSB. The roof will not be insulated, and no HVAC system will be installed at this time. To preserve the option of adding these later without removing the sheathing, air-seal the walls with spray foam and install 3-1/2"-thick rigid foam insulation panels under the sheathing, for a total R-value of 18.1 (17.5 foam + 0.51 OSB), equivalent to the R13+5 recommended for new construction. The electrical permit application attached to this project calls for replacing the existing 120V/15A buried cable serving the structure with a 220/240V circuit in new buried conduit serving a new 100A subpanel in the garage. Existing lights and receptacles would be connected to this panel, and new GFCI receptacles added, all connected through metal conduit mounted to the OSB surface. All electrical work will be done by a licensed contractor. Sheathing and insulation installation will be done by the owner. There is no water or gas service to the structure, and it is not planned for use as habitable space. It remains principally a parking structure with a small woodworking area.
