Re-roof 11,693 SF. No structural work allowed; existing decking remains. Remove the EPDM membrane and 0.5 insulation. Install 1.2" polyisocyanurate insulation attached to the 3" plate and fasteners. Furnish and install a 60 mil reinforced TPO roof membrane with mechanical attachment using 2 3/8" round seam plates at a maximum spacing of 6" on center.

The project includes: 1) Remove the top layer of roofing (modified membrane and insulation) down to the existing built-up roof. 2) Install a layer of 1-inch polyisocyanurate insulation, mechanically attached. 3) Install a new 60mil reinforced TPO roof membrane, mechanically fastened 6 inches OC at seams. 4) Install new wall, curb, and penetration flashings. 5) Install a new termination bar at the inside parapet wall to secure the membrane. 6) Replace existing thru-wall scuppers.
Provide and install a silicone roof coating on the existing concrete deck. On 12-18-20, the description was updated to reflect that 2,000 SF of roof will receive deck cover board and reinforced EPDM roof membrane because the condition of the concrete in this area is not conducive to the proposed coating.
