Renovate the existing finished basement to create one (1) legal bedroom, one (1) full bathroom, a recreation area, a laundry room, and a wet bar. Structural and egress: Install one (1) IRC-compliant egress window in the new bedroom to meet safety standards for a 5-bedroom total design. Framing and moisture: Install 2-by-4-foot wood stud walls over a continuous moisture-rated subfloor system (rigid foam/plywood) to prevent moisture wicking. Plumbing: Rough in and finish one (1) full bathroom, one (1) wet bar with beverage refrigeration, and one (1) laundry room with a deep utility sink. Tie all fixtures into the existing slab/stack as per code. Mechanical/HVAC: Extend the existing hydronic heating system to the bedroom via new baseboards. Install one (1) new ductless mini-split (ASHP) system to service the recreation area. Electrical: Install full lighting and outlets throughout, including AFCI protection for the bedroom/living area and GFCI protection for the bathroom, laundry, and wet bar. Include dedicated 20A circuits for the washing machine and wet bar refrigeration, plus a dedicated 220V circuit for the mini-split condenser. Compliance: This project increases the residential bedroom count from 4 to 5, supported by the approved Septic Plan Review Record HSEP-26-27. Plumbing and electrical work to be performed by CT-licensed contractors under separate permits.
