An addition over an existing, fully enclosed and heated space to create a master bathroom and closet. The addition will not expand the footprint or increase lot coverage. It will be built entirely within the existing footprint and will be lower in height than the current primary roofline, as indicated on the attached plans. The project is designed to blend with the existing structure and preserve the property's character and scale.

This project includes the renovation of kitchen and dining room area by opening up a non-bearing wall between them, installing all new cabinetry, appliances and plumbing fixtures, and new recessed ceiling lighting. The renovation also includes updating the 1-1/2 existing bathrooms by replacing the plumbing fixtures in same location and laundry room. There will be limited removal and patching and redoing of some sheetrock to allow for plumbing and electrical updating. There will also be installation of 3 windows to replace existing windows in kitchen and dining area. In kitchen area where the sheetrock is removed there will be new insulation installed in exterior walls. A new HVAC system will be replacing the old one, some radiators removed. Wood floors will be refinished, new bathroom tile and painting will be done where needed.
