Remove the deck. Add a single-story addition to the rear of the house to expand the kitchen and dining room. Renovate the kitchen area and rework it according to the plan. Open sheetrock in the existing family room and laundry room to allow for gas and water lines. Install a new gas line or tie in the existing gas line to the boiler room on the second floor; determine which once the ceiling is opened. Run a new gas line to the mechanical room because the gas meter is moving to the opposite side of the house. Install a mini-split air conditioner/heat unit.
