The builder will build a 11'x24' garage foundation next to the existing garage. We will frame, roof, and side a second floor above the existing family room with a new front porch. The builder is only pulling the permit for the foundation and framing only. The homeowner will pull all other permits for this project. We are only building the shell with roofing, siding, and windows. "Adding 1 bath and 3 bedrooms, 816 sq footage of finished spac (room designations are bedroom, closet, master bath, laundry, office, new entry), addng 168 sq footage of covered patio. No covered or open deck, no open patio & no retaining walls."

Finish the basement for a rec room and full bathroom, not to be used as a bedroom.

Remodel the basement laundry room, bedroom, full bathroom, and study; add new stairs and an egress window.

First floor framing to accommodate an opal handicap lift from basement to first floor, basement walls for lift, laundry moved, relocate master bath, interior closets to be reworked. Raise ceiling height in part of first floor. Ext foundation for opal lift from deck to yard.

Build a deck 22-by-18-foot.
