Remove existing deck. Add 4 feet to the front of the existing screen porch, making it 16-by-16-foot and frame to be a full time space. Porch to have 2-6 foot sliders and 4 6 ft windows. It will also have 2 neo angle widows in the gable end. Add framing as needed to existing roof structure to insulate and finish. Foam all open walls and ceiling in this space. Build a new floor system with 2-11 7/8 lam girders for the exterior rim and in fill with 12 inch tgis as needed and a 3/4 inch advantech sub floor. Floor system will be foamed with the other space. Add 6 feet to the front of the garage to expand it with new garage doors and finishes. Foundation as per plans and existing floor to be removed to pour a new continuous floor for the entire space. Install 3-18 inch lam girders to accept the eisting ceiling beam that will bear on foundation wall. New roof to be a shed roof from existing gable to new front wall. Build a new deck to wrap around the 4 season room and carry out to the old line of the front of the garage with 2 sets of steps off of it. Sonotubes as per plan and add a middle beam to support floor joists. Add timbertech or similar decking with a wire rail system. Install a new half bathroom in the basement of the existing home. (exact location to be determined) Remove drywall from exterior wall and ceiling of the existing basement to spray foam and re drywall all.
